| Description: | Building Certification Services We have qualified staff that are licensed in Queensland to issue building approvals for all types of buildings. Our areas of expertise are centred on all aspects of residential certification and small scale commercial including the following: Houses Duplex Units Swimming Pools Pool Fencing Retaining Walls Extensions Renovations Sheds Fit Outs Shops Industrial Buildings Energy Efficiency Assessments of new and existing dwellings We can assess your new home, extension or commerical building for compliance with the energy efficicency provisions contained in the BCA. For new homes, we offer a 'star rating' assessment using computer modelling software (BERS), or a standard Deemed-to-Comply assessment. For an existing home we can also do a computer simulation to establish the current energy efficiency of your home. Building Inspections at all stages of construction While it is mandatory to do the inspections for our own building approvals, we offer our services to other certifiers and engineers (Competent Person inspections). Class 1a and 10 – New houses, alterations/additions, decks, patios, pergolas, retaining walls, demolition/removal, swimming pools and fencing, carports, garages and sheds. Class 2 to 9 – Office buildings, shops, industrial buildings, child care centres, tenancy fit outs, schools and public buildings. Building Consultancy While we generally perform a regulatory function, we have the experience within the team to be involved as a consultant at a much earlier stage. We can provide regulatory advice and reports on an existing building or structure ie. pool fence, or even advice on a proposed development, prior to proceeding to the formal design stage. This can involve a site inspection at the client's request. Council Applications It is oftern the case that a proposed development does not just need a building approval, but other approvals issued by the relevant Council. At Michael Ross Certification, we work with many different Councils, and understand the different approval processes these authorities have implemented. This means we can efficiently facilitate the other approvals you need to get to site and start building. Other approval typically include: Plumbing and Drainage (including on site systems) Driveway Landscaping Relaxation/siting variation Water connections Build near Sewer/Stormwater/Water Generally in Accordance determinations Material Change of Use for simple projects (excluding Brisbane and Gold Coast) Compliance assessment | |||
